The Challenge

IKIN Villas was conceived as a high-end hotel-residential project on Margarita Island, with the challenge of integrating architecture, landscape and operating model from a unique strategic vision.


The main objective was to define a solid and viable concept , capable of:

  • Respect and enhance the natural environment.
  • To offer a distinctive architectural identity.
  • Join a professional hotel operation.
  • To be attractive to long-term investors.

Our Intervention

Hospitaliteam led the conceptual and strategic development of the project, addressing:

Definition of the hotel-residential concept.

Development of the master plan and project structure.

Real estate development management , in conjunction with Architect Carlos Ott.

Design of the services and amenities program , including spa, clubhouse and common areas.

Definition of the hotel's operating and service model , integrating international standards.

The work focused on anticipating future operations , ensuring consistency between design, experience, and economic viability.

The Result

The result is a comprehensive residential hospitality project , comprised of 36 exclusive villas, designed to offer a high-level experience in direct contact with nature.

IKIN Villas represents a development model that combines:

  • An operational scheme prepared for premium hotel standards.
